We connect buyers directly with the primary sources, that is developers, direct owners and partner agencies holding a direct contract with the owner on the Black Sea coast, with full transparency and 0% commission from the portal for the buyer.

The portal takes no commission from the buyer

Searching the site, browsing the listings, sending enquiries and arranging viewings are entirely free for buyers. The portal charges the buyer no commission, no hidden fees and no agency remuneration.

Direct prices and clear parties to the transaction

✓ Official prices: you see and negotiate the official price of the developer, the owner or the partner agency. The portal adds no agency fees and no mark-up.

✓ Primary sources, no resellers: we cut out the chains of incidental brokers and sub-contracted intermediaries. You are connected directly with the rightful parties and the authorised professionals who draw up the official contracts.

✓ Payments to official accounts only: we recommend that every payment and deposit goes solely to the official bank account of the seller named in the contract. The portal takes no part in the payments.

Online video viewings and construction updates

If you are not in Bulgaria, or cannot travel straight away, the independent distributors will arrange a live video viewing or send recent video from the site.

For properties under construction, from excavation and foundations onwards. On request for a particular property we arrange regular photo and video reports on the real progress of the build. You see the building rise stage by stage up to Act 16, the Bulgarian occupancy permit, which lets you be confident in the investment and plan calmly when to come for a viewing in person or for the notarial deed.

What the independent distributors and consultants do

The consultant visits the property, films it, collects the current details from the seller and arranges your viewing, online or in person. They are your trusted eyes on the ground and answer any question about the building, the area and the infrastructure.

Direct contact and preparing the transaction

Once you have chosen a property, the consultant puts you in direct contact with the rightful parties, that is the developer, the owner or the authorised legal representative. All negotiations over price, instalments and terms are conducted openly and formally, without an intermediary’s mark-up.

Legal framework and the notarial deed

All legal and financial procedures, from the preliminary contract to the notarial deed and the check for encumbrances, are carried out by the rightful parties and their lawyers. The portal is not a party to the transactions, so we recommend that every buyer also instructs their own independent lawyer. Details about the service provider are on the Legal information page.
