Sea view apartment in Sveti Vlas: prices and what to check

Sveti Vlas lies below the southern slopes of the Balkan Mountains, about 3 km north of Sunny Beach. The residential buildings climb the hill above Marina Dinevi, and the upper floors look out over the bay. So the sea view here depends not only on the complex but on the floor, the direction of the terrace and the buildings in front.
Prices in our listings
As of October 2026, the site has 42 listings in Sveti Vlas where the seller has marked a sea view. Twenty of them are apartments:
- studios from €65,000 to €86,000
- one-bedroom apartments from €69,500 to €147,000
- two-bedroom apartments from €115,000 to €320,000
- three-bedroom apartments at €250,000 and €309,000
The rest are mainly houses in Venid Eco Village, from €350,000.

What “sea view” means in a listing
In a listing it is two words. On site the view can be full or side, from the living room or only from a corner of the terrace. Ask for:
- a photo or video taken from the terrace itself, not from the roof or a drone
- which rooms have the view
- which floor the apartment is on and which way the terrace faces
Will the view stay
The slope above the marina is still being built on. An empty plot in front of the building can get a building permit. Sveti Vlas belongs to the municipality of Nesebar. Check there the detailed development plan (ПУП) for the plots in front of the building and whether building permits have been issued for them. This is best done by the lawyer handling the purchase, together with the document checks.
What else changes with height
The higher up the hill the building, the wider the view and the longer the way to the marina and the beach. Check the walking distance and the slope of the street. Ask whether the building has a lift and how much the maintenance fee is. On the fee, see how the maintenance fee is calculated.
