Taxes and fees when buying property in Bulgaria
· Advice

When buying property in Bulgaria the buyer pays a local acquisition tax, a notary fee and a fee for entry in the Property Register. The local tax is set by the municipality and is usually between 0.1% and 3% of whichever is higher, that is the tax valuation or the price stated in the notarial deed.
The notary fee follows a scale and falls as a percentage as the price rises. The registration fee is 0.1% of the value at stake. To that is added a lawyer’s fee if you engage one, and we warmly recommend that you do.
It matters to know that these costs sit outside the advertised price of the property. For a holiday apartment at 100,000 euro, plan realistically for another 3% to 5%.
See the listings in the portal catalogue, the prices there are the seller’s official prices.
