Bulgaria house prices in Q2 2026: Varna and Burgas

On 23 September 2026, Bulgaria’s National Statistical Institute (NSI) published its second-quarter house price figures. Compared with the first quarter, the index rose by 4.5% nationwide and by 2.8% in the city of Varna. The city of Burgas recorded a 1.5% decrease.

The nationwide index was also 15.5% higher than in the second quarter of 2025. That is a year-on-year comparison; the table compares two consecutive quarters.

What these percentages measure

The index tracks changes in house prices. It is not an average price per square metre or a valuation of an individual apartment. The Varna and Burgas figures refer to the cities. They do not separately describe Sveti Vlas, Nessebar, Sozopol or other coastal resorts.

Does the fall in Burgas mean cheaper listings?

Not necessarily. The 1.5% fall is a change in a city-level index over one quarter. It does not tell you how the asking price of a particular home changed or whether its seller will negotiate. Likewise, the rise in Varna does not mean every listing there became 2.8% more expensive.

How to use the figures when searching

  • Choose a town and decide how you will use the property. If you expect to stay in winter, read which resorts remain active outside the season.
  • Compare similar homes in the same area by condition, floor, distance to the sea and total price. Check what the stated area includes; our area example shows why this matters.
  • Ask for the annual maintenance fee, property documents and current availability. Use our pre-purchase checklist to prepare your questions.

National statistics provide market context. A purchase decision still depends on the particular property and the terms of the transaction. Browse current listings and compare them with similar homes nearby.
